Questions to Ask Potential Landlords & Property Management Teams:
When visiting prospective apartments, it is important to understand the terms and conditions of your lease and application. Below are some questions we encourage you to ask;
Q: Do you require a minimum credit score to apply for this apartment? If so, as an international student, are there alternatives if I do not meet this criteria?
Some apartments in lieu of a minimum credit score may accept an additional deposit.
Q: What are the fees associated with applying for this apartment?
Most apartments will require deposit money, an administrative fee, and application fee.
Q: Do you have any discounts or waived fees for students?
Some apartments may have discounts for students. It never hurts to ask!
Q: What does your screening process look like? What documents do you need from me and how long does this process typically take?
If you are in a hurry to move, make sure you understand the timeline of a background check, completing your lease, and moving in. Many places may take anywhere from a few days to a week or more to complete the move-in process.
Q: Is furniture provided? If not, do you have discounts for companies that use rental furniture?
Many apartments do partner with furniture companies, if you go through the preferred company, you may get a discount. However, if you are looking to furnish your apartment on a budget, you should also consider various thrift stores in the area or you may consider Facebook Marketplace.
Q: Am I allowed to sublease this apartment? If I need to break the lease, are there fines involved?
Each apartment will have their own policy in regards to subleasing (when you rent your apartment to someone else during your current lease).Many apartments also have fines or penalties for not finishing your lease early.
Q: Is Renter’s Insurance Required?
Most apartment buildings will require you to purchase renter’s insurance. They may have a preferred provider as well. Check before signing your lease what the property’s expectations are.
